Nocatee’s homes: new, newer, and nearing 20

Nocatee is a large master-planned community in northern St. Johns County, between Ponte Vedra Beach and the Intracoastal Waterway. Homes started going up in the mid-2000s, and building continues today across many villages and neighborhoods from several national and local builders. That means buyers in Nocatee usually fall into one of three groups:

  1. Buying new from a builder and wanting an independent inspection at each stage.
  2. Nearing the end of the first year and needing an 11-month warranty inspection.
  3. Buying a resale home that may be 10 to 20 years old, where roofs, water heaters and AC systems are starting to reach the end of their life.

We inspect all three. Our owner BJ built custom homes for more than 20 years, so we know what builders get right and what gets missed.

New construction inspections in Nocatee

City and county code inspections check minimum code, not workmanship, and builders’ own reviews aren’t independent. We inspect for you at:

  • Pre-slab: before the concrete is poured.
  • Pre-drywall: framing, structural connections, plumbing, wiring, HVAC ducts and windows while everything is still visible.
  • Final: before your walkthrough and closing, so items go on your builder’s punch list.
  • 11-month warranty: about a month before your one-year warranty ends, so you can submit what we find while the builder is still responsible.

What we look for in Nocatee resale homes

  • Roof and insurance. As homes from the late 2000s and 2010s age, insurers may ask for a 4-point inspection. Newer homes often have features that score well on a wind mitigation inspection, which can lower premiums.
  • Stucco. Many Nocatee homes have stucco exteriors. We look for cracking, missing sealant and signs of water getting behind the wall, and we offer full stucco inspections.
  • Moisture. With wetlands, preserves and many lakes and ponds nearby, plus Florida humidity, we check grading, drainage, gutters and attic ventilation, and use infrared to look for hidden leaks.
  • Aging systems. Original water heaters and AC units from the earlier phases may be near the end of their typical service life. We note age and condition.
  • Termites. We check for evidence of termite activity and damage.

Nocatee home inspection FAQs

Do I need an inspection on a brand-new Nocatee home?

We recommend it. Code inspections check minimum standards, and an independent inspection catches workmanship issues before drywall covers them or before you close.

When should I schedule my 11-month warranty inspection?

About 10 to 11 months after closing, so you have time to send the report to your builder before the warranty ends.

Will my builder let you inspect during construction?

Most do. Let your builder know early, and we’ll coordinate access with their site team.

Can you do a 4-point and wind mitigation on my Nocatee home?

Yes, alone or together with your home inspection.

Do you cover the areas around Nocatee?

Yes, including Ponte Vedra Beach, Palm Valley, St. Johns and the rest of St. Johns County.
