Nocatee is an unincorporated planned community in northern St Johns County. With twenty two specialized neighborhoods, Nocatee has something for everyone. Created to balance the lifestyles of its residents by Rodger O’Steen. This planned community was approved in 2001. In September of 2020, Newsweek named Nocatee the “Best Place to Live” in the state of Florida, just 19 years after the initial approval.
The city currently has a population of about 13000 according to the most recent available census data and covers about 24 square miles. The city is mostly made up of Caucasians, with about 90.69% of the population identifying as Caucasian or white. 1.83% of the population was African-American, 5.61 of the population identify as Asian and 0.50% Native Americans. Other minority populations include Native Americans, as well as Pacific Islanders and other Asian people.
Transport & Transit Infrastructure
Chartered bus services are available along with limousine and taxi services. The Nocatee Community also charters a bus for the Jacksonville Jaguars home games. These buses are provided by Coach and Carriage. Nocatee is also serviced by the Northeast Florida Regional Airport (UST) and is just 15 miles away. Jacksonville International Airport (JAX) is the nearest major airport, about 40 miles away by way of I-95.
Schooling & Education
Both primary and secondary education are overseen by St. Johns or Duval County School Districts. The school children attend depends on the neighborhood they live in. The St. Johns County Schools include Valley Ridge Academy Elementary School, Valley Ridge Academy Middle school, Palm Valley Middle School, and Nease High School. The schools in Duval County include Bartram Springs Elementary School, Twin Lakes Middle School, and Atlantic Coast High School.
There are a few higher education institutions in the area, including Florida State College at Jacksonville and further away University of North Florida.
Culture & Leisure
Nocatee holds monthly events throughout the year. Whether it is a comedy show, drive-in movies, or you like to enjoy one of the food truck nights, Nocatee has something for everyone.
You can also enjoy one of the many parks, fitness clubs, hiking trials, or take in a night at the theatre. If that is not enough, spend some time at one of the many nearby golf courses.
Geography & Climate
Nocatee gets plenty of precipitation each year with an average of 114 days of rain per year which produces 49 inches as opposed to just 38 inches for the rest of the country. It does get 224 sunny days compared to the US average of just 205. In the summer, highs are in the low 90s, and in the winter it can get down to the 40s.
Economy & Growth
Nocatee has a low unemployment rate of 2.9%, with a predicted job growth of over 50.1% in the next ten years. Major drivers of economic growth include:
